The proposed Workforce Housing project at Lot 2 is part of a larger mixed-use masterplan for Joerger Ranch Parcel 4 that has been envisioned based on the Town of Truckee Joerger Ranch Specific Plan. The Town of Truckee and the Mountain Housing Council have identified that workforce housing is a significant need for the community and the intention of this project is to help solve the housing shortage for local workers by using State Density Bonus Law to provide 96 units in two buildings on the 4.00 acre site.

The two proposed buildings are sited to work with the overall Parcel 4 masterplan, whereby a pedestrian path along a green spine runs between the two buildings and connects the project to the neighboring commercial site to the south and the mixed-use site to the north. The goal is for Lot 2 to be part of an overall unified community where residents can walk to nearby commercial amenities at Parcel 4, the existing shopping center on the other side of 267, and the shops and restaurants to the west on Brockway. With the green spine down the center of the site and the adjacent Open Space parcel to the east, the residents will enjoy the outdoors and views within a natural landscaped setting, which is central to Truckee living.

As part of a mixed-use masterplan that is near to other commercial sites and has easy access from 267 and Brockway to downtown Truckee and the greater Tahoe region, the residents of Lot 2 can live close to where they work and play. The project will accommodate the needs of an active Truckee workforce by providing aesthetically pleasing and Truckee appropriate buildings with well designed units, interior amenity spaces, shared laundry, and storage for each resident. The development of Lot 2 is an important first step in realizing the vision of the Joerger Ranch Specific Plan while offering the housing supply needed for the local workforce.
