The Jibboom Residences is a mixed-use development consisting of three buildings, each with a distinct architectural character. The project includes 62 for-rent and for-sale residential units, approximately 3,600 square feet of ground-floor commercial space, and on-site ground-floor parking. Located in historic downtown Truckee, the project will provide much-needed housing, add new commercial space at the street level, and create more everyday pedestrian activity—contributing to the continued vitality of the downtown.
The project originated in 2017, but significant progress toward entitlements did not occur until a SB-330 application was submitted in 2023. In 2024, the project, originally designed by MWA Architecture, received Planning approval.
Ascend Architecture was brought on in 2025 to implement the project. As the design progressed, modifications were made that required the existing entitlements to be amended. While advancing the project through Design Development and Construction Documents, Ascend worked closely with the client to successfully re-entitle the project, with approval granted in summer 2026.
Just three months later, grading began on the site—right in time to meet Truckee’s mid-October deadline for site work—marking the start of construction and a significant milestone for this long-anticipated downtown development.
