1600 School Street presents a thoughtful and well-designed housing project that prioritizes community engagement, sustainability, and an appealing living environment for its residents. The project will significantly contribute to the enhancement and revitalization of the neighborhood.

The project features street level units with private decks and green space, which creates a strong connection between the private living spaces and the community outside, promoting interaction among residents and enhancing the overall living experience.

The entry plaza enlivens the street space and serves as a welcoming area for both residents and passerby. The space fosters a sense of community and encourages social interaction,

The recessed top floor adds depth to the buildings's appearance, making it visually appealing and breaking up the building's mass while also preventing the structure from overwhelming the neighborhood and nearby buildings.

The planting on the podium walls contributes to the project's sustainability and aesthetics, providing environmental benefits, such as improved air quality and reduced heat island effect, while adding greenery to the overall design.

By creating multiple connections to the regional trail at the rear of the property, the project promotes active lifestyles while engaging with the surrounding environment in a positive and synergistic way.

The varied massing helps distinguish individual dwelling units while still maintaining a cohesive and harmonious overall appearance, making the development visually interesting and dynamic. The warm materials with sand tones contrasting with dark warm-grey finishes gives the building an inviting feel and creates a comfortable atmosphere for residents and visitors.

The street trees at the edge of the sidewalk enhance the pedestrian experience. By framing the pedestrian space between the building and the street, the trees create a sense of protection and intimacy, making the sidewalk feel more comfortable and welcoming.

Concept Design and Entitlements were completed while Paul Ferro was the Partner-In-Charge and Goetz Frank was the Project Director at Form4 Architecture.
